There are some categories of what may be regarded as minor building works that do not require permissions to build. Some categories are completed exempt from the Regulations and others do not require a Building Warrant but must still meet the requirements of the Regulations. Please see Sections 20 to 22 of the Frequently Asked Questions page for guidance.
If the listings of exempt works in the FAQ's do not cover your proposal then you probably require to submit a building warrant application. If you are still unsure if you require a building warrant, please feel free to write or call into our offices for further advice.
A common misconception is the removal of what may be regarded as a non-loadbearing partition does not require building warrant approval. Advice would be sought from a professional prior to removing such a wall as on many occasions they may actually be load bearing or provide fire protection to an escape route.
The full list of works that do not require a building warrant are located within Section 0, Regulation 3, and 5 of the Technical Handbooks. Please note that there are two handbooks, one for domestic properties and the other for non-domestic.
