Purpose

The Council owns plots of land, which were originally designed for use as garage sites. Tenants and owner/occupiers can rent a plot from the West Dunbartonshire Council and can, with planning permission, erect their own garages on these plots. 

This procedure outlines the terms and conditions for the rental and use of existing garage sites provided by West Dunbartonshire Council. As void plots are no longer available for rent, the procedure ensures that current facilities are utilised safely and managed in a consistent and effective manner.

Permitted Use

Garage sites are for the construction of single garages and are for the storing of vehicles only. They should not be used for the storage of household items, hazardous materials, or used for any business purposes.  Any misuse may result in termination of the rental agreement and potential recharges for clearance.

Rental Charges

Rental charge for the garage sites is £100 per year.  If you do not pay the rent when it is due each year, we can terminate this Agreement on giving you at least seven days notice, evict you from the garage site plot and charge you for any loss we suffer including repair to the garage structure, the removal of the garage and contents (if necessary) and our legal expenses.

By Direct Debit and Standing Order

You can arrange to pay by direct debit or standing order.  This means that your rent is paid automatically from your bank account. You can arrange a form by calling contact centre on 01389 738282.  These forms are also available on the make a rent payment page.

By Telephone

Call our contact centre on 01389 738 282 or call our automatic telephone service 0161 6226948.  Please have your reference number to hand.

Termination of Tenancy

We, or you, may end the tenancy at any time by giving at least 28 days written notice to each other. Where possible we will give our reasons for the notice of termination.  If we give you formal notice to quit, you must vacate the garage site plot by the date stated in the notice.  All outstanding payments must be cleared by the termination date.  The garage site must also be cleared or any structures, (unless we have given prior consent for the structure to remain), and items remaining that the Council must remove, will result in you being recharged.

Maintenance and Security

Tenants are responsible maintaining their garage plot, and any structure they have placed upon it, and are required to keep the site in a tidy condition.

Garage sites will be visited and checked by an officer and details of the general condition will be recorded.  If a site / structure has deteriorated to an extent where it is considered unsafe, and clean-ups must be undertaken by building services, this will result in a recharge for the garage site tenant.

Breach of Policy

You must not use the garage site for the storage of anything other than a vehicle as laid out in permitted use.  Any misuse may result in termination of the rental agreement and potential recharges for clearance.

Garage sites can be assigned or succeeded to as long as there are no arrears on the account. 

The current owner can express their wish to pass the tenancy, along with the structure, over to another person by contacting us on the following email address Garages.Lockups@west-dunbarton.gov.uk.

Garage sites cannot be exchanged or sublet, and any transfer of the tenancy may only take place with the prior written agreement of the Council. The Council is under no obligation to approve a transfer.
