A vibrant community has been created with the final tenants moving into an 88-unit housing development on a key regeneration site in Clydebank.
The development of the Clydebank East site is a major housing-led development within a key priority regeneration area identified in the Local Housing Strategy. The site is the first fully “net zero ready” housing development in West Dunbartonshire thanks to the use of super insulation, triple-glazing and zero-emissions heating systems.
Construction work began at the development in January 2023 with the first tenants welcomed in autumn 2024, representing the 500th new build the Council has developed under the current More Homes programme.
It was also recently announced that the project has been nominated for an honour at this year’s Scottish Home Awards. It has been shortlisted in the Social Housing Development of the Year (Social Rent under 100 units) category, with the winner being announced at a ceremony on June 19th.
Within Clydebank East, there is a mixture of flats, bungalows and homes including nine wheelchair accessible properties. The five-bedroom homes also have ground floor double bedrooms.
The development has been funded by a £12.6million Scottish Government grant award and West Dunbartonshire Council.
The Council’s Housing Convener Councillor Gurpreet Singh Johal joined staff from the Council’s Housing section, representatives from the Scottish Government and members from CCG (Scotland) to mark the completed development recently.
Convener of Housing and Communities, Councillor Gurpreet Singh Johal, said: “The development at Clydebank East is a fabulous site offering homes which are tailor-made to tenants needs. It is a bright, open development with communal areas, also offering excellent transport links into Glasgow to the east and the rest of West Dunbartonshire to the west.
“I am delighted to see this area fully occupied and to hear that the project has been nominated for a national award just shows how great a development it is.
“It is a warm and welcoming community and the homes have been thoughtfully developed to meet the changing and specific needs of our tenants.”
Vice Convener of Housing and Communities, Councillor Hazel Sorrell, added: “The site at Clydebank East has a great feel about it. The area has been completely transformed with homes ideal for families to raise their children in a central location. I am thrilled for the tenants who have such a vibrant place to call home.”
Minister for Housing, Paul McLennan said: "I am delighted to see the Clydebank East development now complete in West Dunbartonshire. These 88 new, energy-efficient social rented homes, backed by a £12.6 million grant through the Scottish Government’s Affordable Housing Supply Programme have truly transformed the area, and the project's national award nomination speaks volumes about the collaborative effort involved.
“We have a strong track record in affordable housing by supporting the delivery of more than 136,000 affordable homes since 2007, with more than 97,000 of those being for social rent. We remain focused on delivering 110,000 affordable homes across Scotland by 2032 with at least 70% for social rent and 10% in our rural and island communities, backed by £768 million of investment this year.”
CCG (Scotland) is the main contractor for this development. It has been constructed using the firm’s ‘Net Zero Home’ build standard which combines a super insulated fabric, triple-glazing and zero-emissions heating systems to achieve operational net zero carbon.
As part of the social benefits aspect included in all West Dunbartonshire Council contracts, CCG has committed to paying all staff the real living wage and endeavour to use local companies for sub-contracting opportunities where possible. In addition, they have created three full-time jobs and six trade apprenticeships, as well as facilitating 17 work placements and participating in various career events at local schools.
